Update on the Draft Comprehensive Zoning Ordinance Review Process

The City Planning Commission (CPC) is in the process of reviewing over 1,000 public comments on the Draft Comprehensive Zoning Ordinance text and maps. With our consultants, the CPC anticipates addressing the comments and publishing a final “Public Hearing Draft” complete with maps in late Spring, 2014. This document will be distributed to the Mayor and City Council. For formal consideration, the City Council must introduce a motion for the City Planning Commission to schedule public hearings. These formal public hearings in the Council Chambers will be scheduled only after a City Council motion has been introduced. Following the CPC’s public hearings, it will forward official recommendations to the City Council, which will hold its own hearings prior to considering adoption of the new Comprehensive Zoning Ordinance text and maps.

The public comments received before the November 30, 2013 deadline are logged in spreadsheets for both text and map comments. The comments are sorted by the Text Article or Planning District Map that they address. An individual’s name may be listed in multiple locations depending upon the number of topics addressed. Comments suggesting broad strategies, citywide changes, or comments not directly related to the text or map of the Draft Comprehensive Zoning Ordinance were logged under “General.” The full text of all comments may be viewed in files sorted by Article or Planning District Map. Comments received after the deadline are not included in these files, but will still be considered by the City Planning Commission.

Planning and Zoning Lookup Tool

The City’s website now features a Planning and Zoning Lookup Tool which allows you to easily determine the zoning district and applicable zoning regulations for properties throughout the city. Additional information has been recently added to this tool which conveys the Draft Comprehensive Zoning Ordinance proposed zoning district as well as the adopted designation of the City’s Master Plan.
