Lien Reduction

The Department of Code Enforcement (DCE) has a Lien Reduction Program to provide relief to property owners who have done significant work in abating violations.  The goal is complete compliance with the Minimum Property Maintenance ordinance. Some significant updates have occurred in our lien reduction process.

Updates to Lien Reduction Process

To get started, download, print, and fill-out the Lien Reduction Form. Forms with photos of abatement can be dropped off at 1340 Poydras Street, Suite 1100 (11th floor), New Orleans, LA 70112 or sent as an email with abatement photos attached to dcelienredux@nola.gov.

Notice about Email Messages: Due to size restrictions on emails received by the city, it is important to ensure your message be under 25 MB in size with attachments included. On average, this is between 3 to 6 files/photos. If your email is over the 25 MB limit, the message will not be received without notification. To send more than 6 files, you may send them attached to additional messages citing the address and case number to the email above.

Additional Requirements: 

  • Abatement should be completed prior to submitting an application.   
  • A lien that is adjudicated or sold in tax sale cannot be reduced.  
  • A lien that has been foreclosed on cannot be reduced. 
  • Demolition/grass liens cannot be reduced (other than interest) .
  • Liens that have already been paid in full can not be reduced.  
  • Please provide proof of abatement. (pictures must be dated and time stamped) 
  • Reductions will be made on a per violation basis.  
  • There is no entitlement to a lien reduction.
  • The city reserves the right to deny an application for any reason. That reason will be provided. 
  • Our goal is to provide a response within 30 days.
  • If you decide to pay the lien before the lien reduction application is processed, your application will be denied. No refunds. 
  • No appeals.
