Attention Commercial Short Term Rental License Owners
Commercial STR License Owners, please be reminded of the updated renewal process.
As of June 8, 2023, pursuant to CZO 19.4.A.20, new Commercial Short Term Rental applications can no longer be accepted. The application is no longer available on the One Stop App.
Please send your renewal documents via email to str@nola.gov or renew online within 30 days of your expiration date through the One Stop App.
Renewal documents include:
- Picture ID
- Floorplan
- Evacuation plan
- Please submit the attached forms to include the owner attestations, noise abatement, sanitation & security operation plans.
Please also note that effective July 1, 2023, proof of an installed and activated noise monitoring device is required for all Commercial Short Term Rentals.
Please refer to the attached Memorandum of Current State of CSTRs to verify that you meet the requirements to renew your Commercial STR License. It is important that you read and understand the following excerpt from the Memorandum:
"2. Existing permitholders may apply as a legally non-conforming use for renewal of their licenses provided that they meet the qualifications for legally non-conforming uses as set forth in the CZO. The burden of proof for such determinations rests on the applicant (CZO 25.2.D.). In accordance with Department practice, uses will be presumed to be legally nonconforming if all of the following criteria are met:
a. The dwelling unit was properly licensed as a Commercial Short-Term rental before June 8, 2023, the date of M-23-208;
b. All dwelling units used as Commercial Short-Term rentals have maintained valid CSTR licenses, or, if there has been any lapse in licensure, the lapse lasted no longer than 180 days; and
c. There are no outstanding STR violations for any STR use located on the lot. Properties which do not meet all of these criteria may apply for individual consideration as a legal non-conforming use by emailing str@nola.gov."
