City Planning Commission

The New Orleans City Planning Commission is a nine member citizen board appointed by the Mayor and approved by the City Council. The Planning Commission provides analysis and recommendations to the City Council on matters dealing with the present and future development of the City, in accordance with the goals and policies of the City's Plan for the 21st Century or the Master Plan. This includes reviewing, approving, and/or recommending to the City Council requests for master plan amendments, map changes, text amendments to the Comprehensive Zoning Ordinance (CZO), appeals and subdivisions. The Planning Commission meets the second and fourth Tuesday of each month (unless otherwise indicated) at 1:30 p.m. in the City Council Chambers.  

Board of Zoning Adjustments (BZA)

The Board of Zoning Adjustments (BZA) is a seven member board made up of citizens that are appointed by the Mayor and approved by the City Council. The Board hears and makes final decisions on requests for variances from the requirements of the Comprehensive Zoning Ordinance and considers appeals of decisions by the Director of Safety and Permits. This Board was placed under the management of City Planning by a City Charter revision that became effective on January 1, 1996. The Board of Zoning Adjustments meets the third Monday of each month (unless otherwise indicated) at 10:00 am in the City Council Chambers.

Board of Zoning Adjustments Policy Update: Decision Appeal Supplemental Materials

For decision appeal applicants wishing to provide supplemental materials pertinent to their argument (beyond the minimum application requirements), all such materials must be provided at the time of application submittal. The submittal of additional information after the application filing deadline will result in automatic deferral of the appeal. This is meant to ensure that the Department of Safety and Permits has access to the full appeal application and supporting documents for review and to produce the summary report in advance of the Board of Zoning Adjustments hearing...

City Planning Commission Office Closed Friday, May 30, 2025

The City Planning Commission office will be closed on Friday, May 30, 2025, for a staff retreat.

Desk duty will also be cancelled, and no planner-on-duty will be available for consult in-person or by email/phone.

The office, including desk duty, will resume regular operations on Monday, June 2, 2025.

The Transient Lodging Study now has its own website where you can take a survey to help us gather feedback pertaining to transient lodging uses which include Commercial Short Term Rentals, Hotels/Motels, Timeshares and Bed and Breakfasts.

      Neighborhood Participation Program

      The purpose of the Neighborhood Participation Program for Land Use actions is to provide timely notification of any proposed land use action affecting a neighborhood and to provide the opportunity for meaningful neighborhood review of and comment on such proposals.

      The CPC Brownfield Program is tasked with supporting project redevelopment and environmental clean-up. Following the EPA guidelines for cleanup and reuse are essential to ensure the contamination does not affect the quality of life of residents. Brownfield funding help to bridge the financial gap when expensive contamination/assessment and clean-up are needed.
