Comprehensive Zoning Ordinance (CZO)

The Comprehensive Zoning Ordinance (CZO) is the law that governs land use throughout the City of New Orleans. The CZO includes lists of permitted land uses for each of the City’s zoning districts, in addition to height limits, setback requirements, urban design standards, operational rules, and other regulations.

Subdivision Regulations

In accordance with the provisions of the Louisiana Revised Statutes, the City Planning Commission has considered the Subdivision Regulations in order to promote the health, safety, convenience and general welfare of the inhabitants of the City of New Orleans, and to assist in bringing about the coordinated, efficient and economical development of the City and the Parish.

STR Special Exceptions

IZD Information

There are currently several active Interim Zoning Districts (IZDs) which restrict the permitting and licensing of Short Term Rentals and Bed and Breakfasts. These IZDs are temporary in nature and supersede the other zoning regulations that apply to a property.

University Area Overlays

The University Area Off-Street Parking Overlay District requires off-street parking for new construction and renovations of existing structures that result in an increase in existing bedrooms. This parking requirement does not apply to new construction dwelling units with three or fewer bedrooms, or renovations of existing dwelling units where the total number of bedrooms is three or fewer.
